  • What does being a custom builder mean?
    Though we do build many plans that mirror our model home located on Harbor Blvd, we are both able and excited to create any variety of floor plan you wish - either based off of one of the many plans found in our Floor Plan Library or you can work with our engineer to create an entirely unique plan. The possibilities are sincerely endless.
  • Which counties do you build in?
    We are licensed to build in Sarasota, Charlotte, Lee, & Desoto county.
  • How long does it take to build a home?
    From the day you sign our construction agreement, it takes 16 to 18 months until you receive your certificate of occupancy. It takes up to 9-10 months for the necessary engineering & appropriate paperwork to apply for a building permit.
  • Do I need to own the lot first?
    Yes, we build on your lot and keep all construction in your name, rather than having you transfer the lot to us during building and then transferring it back to you with the certificate of occupancy like most builders do.
  • How does the pricing of the home work?
    When considering the size of the house you want to build, realize that we average our costs at $130-$160 per square foot. If you would like to figure out an exact price (because this includes everything from the crown molding down to the type of doors your choose), then please make an appointment with our Vice President Janice Jankowski.
  • Do you have lender recommendations?

  • How are the payment installments usually done?
    Depending on the price of the home you wish to build with us, the physical numbers will be different, but for this example we shall use the price of our Upgraded Key Largo Model home, which is $240,000: A) Upon execution of the agreement: $10,000 B) Upon receipt of permit: $25,000 C) Upon completion of slab & block: $55,000 D) Upon completion of framing, truss set, roof dry in & rough mechanicals: $55,000 E) Upon roofing, insulation, stucco, exterior paint, drywall insulation: $55,000 F) Upon interior trim, cabinet installation, paint, flooring: $20,000 G) Final draw upon Work completion on interior and exterior of home: $20,000
  • What if I want to visit the property during construction?
    While we are building your future home, we want you to realize that until the certificate of occupancy is issued, it is a construction zone. If you wish to visit the property, both for insurance reasons and your own safety, then please make an appointment with Janice or Mike Jankowski, so we can fit you with a hard hat and ensure a safe walk through for you to see the home.
